What it costs to record a trust transfer deed here
Sonoma's published first page is $91.00, and that number frightens people off. It shouldn't. The $91 is what a document pays when it claims nothing, and it breaks down into three separate charges:

The SB2 fee is the whole difference, and it is waived for a residential dwelling transferred to an owner-occupier — which describes most primary-residence trust transfers. Declare it and the first page drops from $91 to roughly $14.
- Documentary transfer tax — $0. The county rate is $0.55 per $500 of value; a transfer into your own revocable trust is exempt under Revenue & Taxation Code §11930. Where a Sonoma city levies its own transfer tax on top, the same exemption reaches that too. Cite it on the face of the deed.
- No real-estate fraud fee. Government Code §27388 lets a county add up to $10 per title, and most of them do. Sonoma's schedule doesn't carry one at all — one of the few counties in the state where a deed simply costs what the base fee says.
- The $2 AB1466 charge is Sonoma being unusually transparent. Many counties fold this restrictive-covenant fee into a single number; Sonoma itemizes it. Budget $14–$16 for the first page depending on how the counter applies it to an exempt transfer.
- Each additional page $3, and $3 per page for anything not on standard 8½ x 11 paper.
- PCOR — file it or pay $20. The Preliminary Change of Ownership Report (BOE-502-A) rides along with the deed. Free with the filing, and it's how the Assessor knows not to reassess you.
How the deed gets recorded, step by step
- Prepare a trust transfer deed conveying the property from you to you-as-trustee, with the transfer-tax and SB2 exemptions cited on its face and the legal description copied exactly from your current deed.
- Complete the PCOR (BOE-502-A).
- Sign before a notary — the acknowledgment and seal must be legible and reproducible.
- Submit deed + PCOR + fees at the Fiscal Drive counter, by mail, or through an authorized e-recording submitter — the fast path, days rather than weeks. If you're going in person on a Wednesday, the counter closes an hour early.
- Receive the stamped deed back. Document number on, done — the trust now holds the house.

Will this raise my property taxes? (The Prop 13 question)
No. A transfer into your own revocable living trust is not a change in ownership under Revenue & Taxation Code §62(d) — your Prop 13 base-year value is preserved. In a county where a great many households have held the same address for decades while values multiplied, that base is often the most valuable thing about the house, and moving it into your own trust does not disturb it.

A typical Sonoma County home runs roughly $775,000. Probate fees under Probate Code §10810 are calculated on gross value, not equity — the mortgage doesn't reduce the fee base:

Against about $14 to record the deed that avoids it. Add court costs, the probate referee's appraisal, and 12–18 months in the probate division — hearings are held in Courtroom 23 at the Civil and Family Law Courthouse, 3055 Cleveland Avenue in Santa Rosa. The fee schedule says $91. Is that really what I'll pay?
Almost certainly not. The $91 first page is the figure for a document that claims no exemption: $14 of base fee plus a $75 SB2 charge plus $2 under AB1466. The SB2 charge is waived for a home transferred to its owner-occupier, which is what a primary-residence trust transfer is. Declare the exemption on the deed and the first page comes back to about $14.
Why does Sonoma cost less than my friend's county for the same deed?
Because Sonoma doesn't charge a real-estate fraud fee. State law allows a county to add up to $10 per title for real-estate fraud prosecution and most California counties take it. Sonoma's recorder fee schedule has no such line, so an ordinary deed here costs the base fee and little else.
Can I record the deed myself?
Yes — the recipe above is complete, and the Santa Rosa counter accepts properly formatted documents from any owner. County staff cannot prepare documents or advise on forms, so the deed has to arrive right the first time; imperfect margins or an illegible notary seal are the common rejection reasons. Remember the Wednesday close is an hour earlier than the rest of the week.
Does my mortgage prevent this?
No. The Garn–St. Germain Act prevents lenders from enforcing a due-on-sale clause when you transfer your home into your own revocable living trust. The loan simply continues on the same terms.
How long does recording take?
E-recorded deeds through an authorized submitter typically come back stamped within a few business days. Mail takes considerably longer, and deeds claiming an assessment exclusion can need extra Assessor review after recording — which does not affect when the trust owns the house. Ownership dates from recording.
